How is the value range calculated?
We gather sold comps in your ZIP within ±20% of your square footage and ±1 bedroom over the past six months, compute the price-per-square-foot of each, drop the top and bottom 5% as outliers, and take the 25th-percentile, median, and 75th-percentile price-per-sqft. Multiplying those by your square footage gives the low, midpoint, and high of the range.
